New Parking Passes (Action Required)

Hello Everyone.

We will be issuing new parking passes to reflect our updated parking pass rules and new management company.

 

 

Please fill out a parking pass form below.

Owner Parking Pass Form

Tenant Parking Pass Form

Parking Passes can be retrieved in person at Bridgegate Property Management Group or can be delivered by mail.

New parking passes will be required to park in visitor parking starting November 15, 2017.

Vehicles still showing the old parking pass will be subject to towing after November 15, 2017.

Grading, Close but no Cigar

Hello Everyone,
The City of Edmonton got back to us about passing our grading inspection.
Unfortunately we still need to do more work to meet the city’s approval.

In total this additional work will cost the condo corporation approximately $22000 to complete.

The following work will need to be done:

Retaining wall behind units 42-47

We will be constructing an 12″ tall, wooden 4×6″ retaining wall outside of units 42-47. The retaining wall will be constructed 18″ from the fence line and the grade will be raised in this area to redirect water into the swale. The wall will be constructed on road crush. The affected areas will have to be re-sodded.

Unit 42 side area

The grading will have to be raised higher along the foundation of Unit 42. The sump outlet will be directed appropriately and the whole area will be re-sodded.

Unit 149 side area

The grading will have to be raised higher along the foundation of Unit 149. The whole area will be re-sodded after the grading is done.

Unit 140 side area

The grading will have to be raised higher along the foundation of Unit 140. The whole area will be re-sodded after the grading is done.

Unit 69 side area

The grading will have to be raised higher along the foundation of Unit 69. The whole area will be re-sodded after the grading is done.

Unit 105 beside driveway.

A new swale will be created beside Unit 105’s driveway. The grading along the foundation will have to be raised, the whole area re-sodded after the grading work. The sump pump outlet will be directed appropriately away from the unit.

 

Big Garbage Bin by Garage 2, on June 8th.

Dumping Issue

Hello Everyone,
We will be having a Big Garbage Bin delivered to garage 2 (East garage by units 20-24).
The Big Garbage Bin is being delivered June 8th.
All your over sized and large items can be thrown out into this bin.

Please note that outside the Big Bin events, dropping items by garage 2 is not an acceptable way to throw away items.
Any units dumping furniture and other large items will be fined and charged back the cost of the removal.

Dryer Vents

Hello Everyone,
We will be replacing dryer vents in the complex starting on May 31st at 1pm.
We ask that all units please move your patio furniture for easy access to the dryer vents.

There are 2 dryer vents per condo. One should be beside your patio door, and the other near the other side of the concrete pad.
Please make sure to clear a path so that we can access the vents without damaging anything.

Privacy Fence Reminder

We are offering Privacy Fences for sale again this year.
Owners can purchase a privacy fence for $1299.
For 3 easy payments of $450 each month, you too can have your own privacy fence, free from rift raft and nuisances of the great outdoors.
Please contact Tamara by June 1st if you are interested in purchasing a fence.

The privacy fence consists of a gate that can be operated on either side.
For lawn care and fire evacuation purposes the gate does not lock.
The fence can be installed in a single day.
We will be installing the ordered fences in the months of June and July.

If you care to take a look at privacy fences we have them installed in the yard of Unit 52, Unit 153 and 154.

Christmas Decorations are done Long Live Easter!

Hello Everybody,

As you know February was the last month that Christmas Decorations were permitted.

We noticed that there are a few stragglers around the complex.

Our Site Manager will be taking down any remaining decorations and issuing fines to offending home owners.

This weekend will be quite warm, I recommend getting out there and grabbing any of your remaining decorations.

Big Bin Event Jan-Feb 2017

Dumping Issue

Hello Everyone we have brought in a Big Bin for disposing of large items.
The Big Bin is located by Garage 2. This is by units 20-24 on the east side of the complex.

Feel fee to use the bin to discard your large items that may be difficult to get rid of the rest of the year.

We will keep the Big Bin around until it is full.

Once again it is time for our Stonebridge Annual General Meeting.

The meeting will be on January 31st, 2017 at 7PM.

The Annual General Meeting is being hosted at the Ellerslie Rugby Park, 11004 Ellerslie Road SW.

  • An outline of our expenses and income for the fiscal year. (April 2016)
